Our park was set up in the 1970s. We are constantly refurbishing inside and outside to keep our accommodation in spotless condition for your visit. The grounds and gardens are also carefully kept beautiful.
We provide affordable accommodation in Rotorua with 25 units of various types: budget dorms, basic cabins, toilet cabins, ensuite cabins, and fully equipped tourist flats with 1 or 2 bedrooms. Additionally, we have some tenting sites warmed by underground geothermal activity, and 30 powered campervan sites.
We are just 15 minutes' walk from the town centre, but away from main road traffic - you can enjoy a peaceful stay in the city.

For each extra person or extra bedding, a surcharge will apply. Bedding and one towel will be prepared for every person booked, but we don't offer free replacements during your stay. We recommend bringing your own towels to use at our pools.
No Smoking in any room.
Pets are welcome by arrangement, a small surcharge will apply. We request a cash bond for pets in rooms, which will be returned upon checking the room is undamaged. No pets allowed during peak season over Christmas/New Year.
Local attraction discounts and tour bookings are available at reception.
Early or late checkin, or late check out available by arrangement and subject to availability, extra charges apply. Leaving a note about checkin time during booking does not guarantee we saw it, please contact us to confirm.
Payment Policy
When you make your booking, a minimum of one night's accommodation is required as a deposit to secure your reservation immediately. In peak season, full payment will be required 30 days before arrival.
For online booking, a valid credit card is required to process the booking payment.
You may make your deposit via online banking if agreed by our reception. Direct bank transfers to ANZ: 06-0413-0517358-46. Please quote guest name and booking number as reference.
If your credit card is declined or your deposit is not received by the agreed time, your booking may be cancelled without further notice.
Your remaining balance or any extra fees must be paid upon check in. Extended nights, extra person, visitors, damage or incidentals incurred must be settled before departure.
Any damage/loss caused by you, your roommates or your visitors to the property, communal blocks, and/or accommodation, will result in costs of repair (and any insurance excess). This will be charged directly, either fully or partly, to the main guest named in the booking. We reserve the right to charge you for any extra cleaning required or loss of income due to the unit or facilities being closed.
ELECTRIC VEHICLES
Power supply in our rooms is not permitted by regulation for charging electric vehicles, and is not safe for this purpose. You may reserve a powered campervan site to charge your EV via campervan plug, $20 per day per vehicle (subject to campervan sites being available) - you will need your own converter cable that plugs into our campervan socket. You will be liable for any damage or loss of income due to electrical disruption caused by inappropriate charging from an indoor power supply.
Cancellation Policy

$25 handling fee applies to any cancellation.
Peak season cancellation policy:
Payment on bookings cancelled more than 30 days prior to arrival will be refunded fully except the handling fee. Cancellations less than 30 days but more than 14 days prior to arrival will be charged for one night. Cancellations within 14 days before arrival are completely non-refundable for the whole booking.
Low season cancellation policy:
Payment on bookings cancelled more than 48 hours prior to arrival will be refunded fully except handling fee.
Cancellations less than 48 hours before arrival are non-refundable for the whole booking.
After 8pm if you haven't checked in, your booking will be marked "no show", no refund for the whole booking without any further notice.

To check in 8pm-9pm, $20 surcharge may apply, and you must let us know in advance otherwise your booking will be marked as no show, no refund. After 9pm, you may not be able to check in, no show, no refund. Any check in after 8pm must be confirmed by us in advance! Leaving a note during your booking process is not sufficient.
Early check in will be subject to room availability and a surcharge will apply: $20 per hour per room or $10 per hour per site if checking in before 2pm.
Please notify us before or upon arrival if your group's numbers have changed. Each room or site has a maximum capacity. Extra charges will apply to guests staying above the numbers quoted or booked for. Reduced numbers will not necessarily result in a reduced charge. Or minimum rates may apply. If you hide extra people staying on site, you will be charged $50 per person per night, or be asked to leave immediately without a refund. A trespass notice may also be served to you.
We provide free parking for one vehicle only per room or site in our park. Additional vehicles, boats or trailers may park on site by arrangement for $20 per day surcharge.
One towel is provided per person for each booking (in rooms only). Replacements may be available for a surcharge. We recommend bringing extra towels to use at our pools.
No bicycles are permitted in rooms. Otherwise $25 per bike per night surcharge may apply. Free sheltered bike storage is provided for guests with your own chain lock at your own risk.
No dogs 25 December to 31 January each year. At other times of the year, dogs are welcome by arrangement in advance. $10 for room stay (non-shedding dogs only) or $5 for camping per dog per night surcharge will apply. $50 CASH bond requested for dogs in rooms. Dogs must be on leash at all times while on site, no barking, no bothering other guests, owners must pick up dog mess immediately.
We do not usually provide cash withdrawals. Please ensure you bring enough cash for any deposit/bond required, or to exchange for coins to use in the laundry. In case of need we may offer cash withdrawals via EFTPOS only (no credit cards) and with 10% bank fee added.
$20 returnable CASH bond required for free borrowing of steam pots, beach shovels, pingpong bats. $10 cash bond for dorm key or extra keycards for cabins/units.
